Letting Guide

Property viewings & finding a tenant:

Our experienced negotiator property consultants will always attend and conduct all viewings of your property. We will keep you up to date with feedback on viewings and any offers at least once aweek and via your online Account. We often achieve a letting within a week, but if after two weeks we have not found a tenant, we will reappraise our marketing plan with you. We will not allow your property to just sit on our list without further action.

The process once we find a tenant:

Tenant vetting:

Our professional credit check will show up any county court judgements, fraud and determine the tenants ability to afford the rent. However, it should be appreciated that referencing cannot eliminate risk. Individual circumstances, such as redundancy, can affect the tenants ability to pay the rent.

Translation for overseas tenants:

Many of our property consultants are multilingual meaning we are able to capitalize on our ability to communicate with European professionals working in London. Many overseas professionals, whilst their English is excellent, are grateful to review the finer points of letting a UK property in their own language.


We will draw up the letting tenancy agreements arranging for landlord and tenant signatures. To protect your interests, paperwork must be complete and a deposit plus the first month’s rental received prior to the tenant moving in. The agreement used is called an Assured Shorthold Tenancy, which under the Housing Act entitles you to repossession of your property. If there are any additional requirements and or variance from the standard agreement these will be listed in a Rider document and attached to the agreement.

Safety regulations:

We will help you understand compliance with fire and furnishings regulations. And we can arrange safety checks on your property for gas and electrical appliances.

The tenancy deposit scheme:

All landlords are legally obliged to join a government backed insurance scheme. The landlord retains the rental deposit but must pay a premium to protect it.

Tax on rental income: 

If you are based overseas HMRC will require us to withold tax payable on your rental income. You will need to keep detailed records of income and expense to submit with your tax return.


Prior to the Tenants moving in, they will have arranged for the utilities to be put in their name. In almost all cases the Tenant has to pay gas, electricity, telephone, water and local authority council tax.

Check-In/Out & Inventory:

We can arrange to be at the property when the tenants move in and move out with our Check-In and Check-Out services. We can also arrange for an Inventory document to be prepared on your behalf; this records the general condition of the property at the start of the tenancy. At the end of the tenancy should there be a dispute over the condition of the property, the Inventory could be used as evidence for the Tenancy Deposit Scheme.
